Frequently Asked Questions

What is the difference between Gulf-access and freshwater waterfront homes?

Gulf-access (saltwater) homes sit on canals that connect to the Gulf of Mexico so you can boat to open water. Freshwater homes are on lakes or canals that do not reach the Gulf, often at a lower price, with views, kayaking and fishing.

What should I check on a waterfront home before buying?

Check seawall and dock condition, boat lift capacity, bridge clearances and travel time to open water, the flood zone and elevation certificate, and flood and wind insurance quotes.

Can I keep a sailboat at a Cape Coral canal home?

Only on certain canals. Some Gulf-access routes have fixed bridges that limit mast height, while sailboat-access canals have no bridges to the river. Trish checks the exact route for your boat.
